I am an investor who owns several properties that are on section 8. Do property managers work with section 8 tenants? I currently am receiving direct deposit for my properties but I want a property manager to manage the maintenance.

How long does a owner have until he has to notify or return the security deposit if there are no damages and what about if there are some damages other than wear and tear?

Is there a rule that allows owners or landlords to deny someone based on a felony. I have a tenant that has felony for drug charges and I wanted to know if I could deny based on that?

If the tenant has an emergency repair that needs to be made do I have to send a repair man in the middle of the night or can it wait until the following day?
